Supporting sales

You can find supporting sales for the valuation in the Sales evidence tab. We'll go through the basics here, but check out Sales evidence in the reference manual for all the details.

Sale suggestions

We use information you've entered into the job form to find sales for properties similar to that of the valuation.

The fields we use are:

  • Details | Address | Zoning
  • Details | Address | Area
  • File | Valuation information | Valuation date
    • If the valuation date isn't set, we'll prioritise recent sales
  • File | Valuation information | Valuation
    • If a market value is provided, we'll prioritise sales that are close to that number.
  • Location
    • If you used the address lookup to populate the address information, we likely have the GPS coordinates of the property, and we'll use those to search for sales by proximity.
    • If we don't have the GPS coordinates of the address, we'll look for sales in the same suburb.

Before you run the search, you'll want to make sure you have as many of these fields filled as you can, with the possible exception of the valuation price, since this may bias your results.

Adding supporting sales

Use the + Add sales button on the Supporting sales panel to search for sales.

We'll search our sales database for possible related sales and present you with 100 potential sales to use.

There are two types of sales you have access to: sales that are taken from the Valuer General's website; and sales that you (or someone in your organisation) has analysed. In this case, an "analysed" sale is a sale that has been used as a supporting sale earlier, or one that has been independently analysed in the Sales module.

Sales from the VG will have the NSW logo next to them; sales you've analysed will have your company's logo next to them.

If you don't get back enough results, you can widen your search criteria by clicking the FilterFilter button. Changes you make here will be saved to the job so that future searches on this job are done with the same criteria.

Select any sales you want to use, and click Done.

You can remove sales at any time by unticking them in the list, or clicking the DeleteDelete button on the sale.

Manually entering sales

If you're looking for a specific sale, and you can't find it, click the Enter manually button on the sale search popup. This will let you enter an address to search for a sale at a specific property within the time period you've filtered for. If we found any sales, we'll display them for you to select. If we didn't find anything, or the sales we found weren't to your liking, you'll be able to manually create the sale.

Editing supporting sales

Once a sale is added to the job, it will stay as it was when you added it. You can click on a supporting sale to edit the comments and the comparison to the subject property. You can save the comments back to the source sale by clicking the Save comments to sale button. You can also open the full version of the source sale by clicking Edit source sale.
